John Scully and Graham Aitkenhead joined Sixteen in January 2021 to form the Professional Services team.
John and Graham have nearly 40 years combined experience in Lease Advisory and Business Rate Consultancy. John joined from Knight Frank where he was a Partner and Graham from Avison Young (formerly WHR) where he was a Director.
They represent property companies, funds, private investors, and commercial occupiers. John and Graham are members of the RICS and the Rating Surveyors Association.
In addition, Graham is a member of the RICS Dispute Resolution Panel and regularly provides dispute resolution services across the North of England.
Business Rate Consultancy
We work with commercial occupiers and owners to reduce their business rate liability. We provide strategic advice in relation to Checks, Challenges and Appeals against rating list assessments. Our knowledge of the appeals system and legislation combined with our market experience means that we provide unrivaled advice.
In addition, we advise on how to manage client’s overall liability and mitigation against empty rate charges. This combined with our appeals service produces significant savings for our clients.
We believe in a focused approach which is tailored to fit in the Valuation Offices Check Challenge and Appeal system. In this way we focus on areas where actual savings can be achieved, and liabilities reduced.

We work with owners and occupiers and provide pro-active advice in relation to rent reviews, lease renewal and lease-restructuring arrangements.
Our objectives are clear – to combine excellent technical knowledge with up to the minute rental market knowledge. We are active in the Office, Industrial and Retail / Leisure sector and work closely with the Agency teams at Sixteen to ensure our advice is tailored to the needs of the client.
We provide expert witness representation at 3rd party rent review Arbitration / Independent Expert determination and Court Proceedings under the Landlord & Tenant Act 1954. John and Graham have extensive experience of producing expert witness reports which are fully compliant with the requirements of the RICS.

Since 2013 Graham has served on the RICS Dispute Resolution Panel as an Arbitrator and Independent Expert in relation to Rent Review and Lease Renewal disputes across the North of England.
He is regularly appointed via both the RICS and directly by parties to resolve disputes on office, industrial and retail / leisure premises.
