David Whitney established the team in 2019, having spent 17 years working in the property industry.

We provide a full range of specialist project management and building consultancy services across all sectors and are focused on providing a bespoke service to our clients. We are passionate about property and will work with you to help you realise your ambitions.

Technical Due Diligence

Whether you’re a landlord looking to purchase a property, development or portfolio; or an occupier looking to take a lease, you need to ensure your interests are protected. 

We will work closely with you and your advisors to ensure the risks are identified, costed and mitigated.

We don’t believe that one size fits all, so we will ensure our reports are tailored to your specific needs.

We don’t just focus on the risks either. We look for opportunities to develop the asset and add value, providing budget costs and initial advice for all such works.

In addition to our own in house expertise, we will also recommend specialist consultants to advise on mechanical, electrical and environmental matters.

As well as providing a detailed and technical overview of the property condition, we can also provide a more dynamic, visual illustration of the buildings condition, challenges and opportunities.

Project Management

We are experienced project managers meaning that we can take a flexible approach to project based work and act as project manager, contract administrator or employer’s agent depending upon your scheme and requirements.

Our expertise and experience will ensure we understand the brief, plan ahead, manage the project, focus on the detail, stay in control, solve problems and deliver completed projects which meet your objectives.

No two projects are the same and as such we ensure that every project starts with fresh thinking. We will manage your project from the very first brief setting to the time building is occupied and beyond.

We will ensure the right project team is assembled – be that architect, interior designer, cost consultant, building services engineer, structural engineer or sustainability consultant. We bring teams together, managing the project against the key markers of cost, programme and quality, together with your personal project objectives.

We have specific experience in the offices sector, having complete several refurbishments of commercial offices buildings across the North West.

Contract Administration

Whether it’s a roof renewal, the refurbishment of an industrial building or an office fit out, we are experienced in managing construction contracts.

We will advise you on the most suitable form of contract, as well as discussing any non-standard amendments you may wish to make with your solicitors.

For simpler schemes we can undertake the design and prepare the specification for you, and for more complex projects recommend the most suitable specialists. Once designed, we will tender the works to ensure best value and then ensure the contract documents for prepared and executed correctly.

During the contract we will fully administer the contract on your behalf, ensuring any unforeseen works are priced fairly and then issue the appropriate instructions. We will monitor the works throughout and ensure you are protected by paying only for works as they are completed.

At completion of the works we will ensure they are thoroughly snagged and only certified as being practically completed at the appropriate time.

Dilapidations

Tenants have a range of obligations both during and at the end of their lease which can lead to a dilapidations claim.

Without the right advice, these can be complex and technical, and the procedures and timescales can be crucial in successfully pursuing or defending claims.

As a landlord, you will have a desire to protect the value of your asset and be compensated for any losses that you incur as a result of tenants failing to comply with their lease obligations.

As a tenant, you will need advice on the validity and cost of any claim served on you, as well as any statutory protection that may be available.

In these situations you need an experienced building surveyor and with the knowledge of the procedures and costs. We can provide that service to you.

Building Reinstatement Cost Assessments (BRCA)

Prior to insuring your commercial property, your insurer will need to know the cost for rebuilding it in the event of its damage or destruction.

We can provide you with this assessment to ensure you are not exposed to risk in the event of the building being destroyed, and also ensure you are not overpaying your insurance premiums if your property is over insured.

We will measure your property before using pricing data and our own experience to outturn an accurate assessment to rebuild the property in the event of total loss.

Planned Preventative Maintenance

As a landlord it’s important for you to proactively manage your property to ensure you stay ahead of the game when it comes to its maintenance.

We will use our experience to produce a planned preventative maintenance schedule (PPM) which will act as a useful tool in managing these works over the life of the property. Failing to robustly plan maintenance works can result in emergency works being required which will usually be more costly and disruptive than works which are planned.

With many service charges capped or fixed, maintenance plans need to be carefully planned and prioritised. Maintenance programs also need to consider and link in with the time an asset is to be held by an investor, tenant lease lengths and the impact of statute such as the Minimum Energy Efficiency Standards (MEES).

Sixteen can assist you in preparing a maintenance schedule that reflects your needs. Our templates will be adjusted to suit your specific requirements and timeframes.

Schedules of Condition

If you’re a tenant agreeing a short leasehold interest in a property, you will need to ensure you are not obliged to hand back the property in a condition that is better than at the start of your lease.

We will inspect and document the condition of the property at lease commencement using photographs and text. Allied to this, we will work with your agent and solicitors to ensure the lease is drafted to correctly limit your liabilities.

Defect Diagnosis

For more specific and isolated defects we will inspect your property, undertake detailed inspections and where necessary recommend specialist investigations to establish the root cause of the problem.
